An estate sale with a hard deadline: the seller needed to be at the table in five days, which ruled out a bank before anyone picked up the phone. We funded the full purchase price and the buyer brought his own cash for the renovation, so there was no draw schedule and nothing waiting on an inspector. It sold 149 days later.

A husband-and-wife team who had never flipped a house before, on a single family home they picked up from a wholesaler in a neighborhood buyers actually want. Our loan came to more than the purchase price: it covered the whole $325,000 and another $50,000 of the renovation, so the two of them only had to find about $55,000 of their own money to get moving. It sold 91 days later — well inside our 148-day median.
